Supervision

Opting for our total rental service, is opting for convenience; we take care of all management and maintenance of your property. For only 5% (excl. VAT) of the total rent, your property management will be in good hands.

Management may relate to [1] technical, [2] administrative, [3] commercial and/or [4] flexible management.

1.) Technical management:
- Twice-monthly inspection of your property.
- Twice-monthly consultation of tenants to discuss any issues.
- Fixing any technical faults and coordinating maintenance work, in consultation with you.
- Monthly meter readings.
- Checking and repair (if necessary) of:
a. central heating and radiators,
b. water pipes and taps,
c. lights,
d. general safety facilities, such as fire extinguishers, escape routes and smoke detectors.

2.) Administrative management:
- With effect from the starting date of the rental agreement, the rent will be paid to you on or before the first day of the month.
- Delivery and deposit collection are included in our services.
- Contracts will be drawn up upon commencement of the rent (rent to be set in consultation with the lessor or owner of the property).
- Annual official rent increases, in consultation with you.

3.) Commercial management:
- On the starting date of the rent agreement, photographic evidence will be recorded, which will be compared with the actual status of the property when the tenants leave.
- If any defects of the property are detected, such defects will be deducted from the deposit.
- If the property is not relinquished in a proper state, this will be settled with the tenant concerned.

4.) Flexible management:
1.) Meeting new tenants.
2.) Supplying a telephone number for contact in general and in the case of emergencies.
3.) Providing information on management and scheduling appointments with tenants for fixed management inspections.
4.) Upon termination of agreement: carry out a pre-inspection and drawing up a report, containing instructions for repairs to be carried out by the tenant before termination of the rent agreement. At the end of the agreement period, carry out a final inspection and reporting on results.
